
Ignoring local opposition, Lambeth Council approved the First Phase of their Central Hill demolition/rebuilding programme last night, issuing a celebratory press release which we’ve reproduced below in full.
The planning committee voted 6-1 to agree to the phase 1 of the demolition of Central Hill Estate, with only one councillor opposing the plans. The committee dismissed all 260 plus objections from Lambeth residents and tenants.
The three people speaking in favour of the development were Savills, the architects behind the new proposed development and Homes For Lambeth , which is run by the council.
First Phase of Central Hill Rebuilding Programme Approved by Lambeth Council
Lambeth Council’s Planning Committee overwhelmingly approved Homes for Lambeth’s planning application to build 31 new affordable homes on Truslove House, Roman Rise.
The site backs onto Central Hill Estate which was earmarked by Lambeth Council’s Cabinet in 2016 for rebuilding.
This planning application marks the first phase of the rebuilding of Central Hill Estate, providing more high-quality, affordable homes for residents on the estate and the housing waiting list. Residents of the estate will also soon be invited to contribute to the master planning process for future phases on the estate.
Commenting on the news, Jitinder Takhar, Chief Executive Officer at Homes for Lambeth said:
“After many years of waiting, it comes with great pleasure Homes for Lambeth is progressing with the rebuilding of Central Hill Estate. The rebuilding of Central Hill will mean many more affordable homes for local residents and families and individuals on the housing waiting list.
The new homes will also bring new jobs and training opportunities for our residents and contribute to Lambeth’s wider economic recovery from the impact of COVID-19”.
Councillor Matthew Bennett, Lambeth’s Lead Member for Planning, Investment & New Homes remarked:
“I’m delighted HfL has secured planning permission for 31 genuinely affordable new homes, including 22 new council homes, on the Central Hill Estate. These homes will be built to the highest standards for local families and deliver significant reductions in carbon. Building these homes is the first step in meeting the council’s commitment to build a new home for
every resident of Central Hill, after a majority of council tenants backed rebuilding the estate in an independent consultation.”
Stewart Davenport, Chair of Homes for Lambeth Build Board, welcomed the news and said:
“This planning application marks another significant moment for Homes for Lambeth in progressing the Central Hill rebuilding programme.
The 31 new homes will form as part of the first phase of the rebuilding of Central Hill, and these new homes will be prioritised for local residents and contribute to the local area.”

I would like to see details of the so called independent consultation which the majority of residents apparently backed for rebuilding the estate . Really ?
